How Does This Work?

Planning permission is required in the U.K. in order that we can legally build on your garden/land.

The law states that all applications for planning permission should be decided in accordance with the policies of the “development plan” i.e. this is policy led therefore not decided on the grounds of popularity or unpopularity.

We are able then to instruct our architect/consultant to prepare a design accompanied by architectural drawings and design statement in preparation for submission of a full planning application.

These details will be forwarded to the relevant council and planning department who will follow certain procedures such as advertising, neighbour notification, and a number of consultations. Importantly, we need to ensure too, that any design for the proposed home also meets your own approval.

The application should be determined within eight weeks of submission. We will then receive all the applicable correspondence after which we will meet with you and discuss the outcome.

What might be the value of your garden/land? – Once we are able to calculate the scale of construction and associated cost plus the predicted value of the finished home, a figure can be established for you. As we like to do, we will be transparent with our calculations and discuss this accordingly.
